BUILT IN ORILLIA · DELIVERED ACROSS ONTARIO

REQUEST YOUR FREE CONSULTATION

HCRA Licensed · Tarion Enrolled · Ontario-Built

Bring us a lot, a budget, or just a rough idea. In one conversation we’ll tell you what your property can realistically take, what the whole project costs — not just the building — and which season you’d actually be moving in.

Tell Us About Your Project!

The more you tell us now, the more useful your first call will be. Your details go straight to our team — you’ll be talking to people who build these, not a call centre.

No cost, no obligation, no sales script. We’ll reach out by phone or text within one business day to confirm a time that works for you.

Plan with Confidence. Build with Clarity

What to Expect After You Request Your Consultation

One of our team reads your form — a person, not an autoresponder — and comes back within one business day to book a time that works for you. The call itself runs about 45 minutes, by phone or video, whichever you picked.

We’ll go through your property, your budget and your timeline, and we’ll be straight with you about what fits and what doesn’t.

If your lot won’t take the model you have in mind, you’ll hear that on the first call rather than three months in. You’ll finish the conversation with a realistic all-in range for your specific project and a clear list of what needs to happen next.

If we’re not the right builder for what you’re planning, we’ll tell you that too.

WHAT WE COVER

One Conversation, Everything on the Table

Your Lot, Assessed Honestly

Slope, access, servicing, setbacks, water and any conservation authority that has a say. We’ll tell you what your property can realistically take — including when the answer is “not that model.”

A Real All-In Budget

We walk you through foundation, site preparation, well and septic or municipal hookups, permits and development charges, so the number you leave with is the whole number.

Preconfigured or Custom

More than 30 preconfigured models, from compact one-bedroom builds up past 3,000 square feet, plus full custom design and a kit option for self-builders. We’ll show you where a stock plan saves you real money and where it doesn’t.

Permits, Zoning and Approvals

Which municipality, which conservation authority, what has to be approved before anything is built or shipped. We work through this across Ontario every week, and we’ll tell you what your particular municipality is like to deal with.

A Timeline You Can Plan Around

Design and approvals first, then factory build and site work running in parallel rather than one after the other. You’ll leave knowing which season you’re realistically moving in.

Financing, Warranty, and Support

How factory-built homes get financed, including CMHC’s staged-draw program for prefab, what Tarion coverage includes, and what you need to register and when.

High-Priority Questions

Cost: What does a finished cottage actually cost, once the lot work and approvals are in?

Land: Can I build on the lot I already own — or the one I’m about to make an offer on?

Timeline: If I start the process now, what season am I realistically moving in?

Financing: Can I get a mortgage on a factory-built home in Ontario, and how do the payments work during the build?

Bring these to the call. We'll answer them for your property and your budget, not in general terms.
HOW WE WORK

We listen first.

Before we talk models, we want to understand the property, how you’ll actually use the place, whether it’s a weekend cottage or where you’re planning to retire, and what you’re genuinely willing to spend. A good part of a first conversation is ruling things out — that’s what makes the number at the end worth anything.

What actually happens on the first call?

A conversation, not a pitch. We’ll ask about your lot, your timeline and your budget, then walk through what’s buildable and what it costs all in. Roughly 45 minutes, by phone or video. You don’t need drawings, a survey or a finished plan to make it worthwhile — most people who call us are earlier than they think they should be.

No, and plenty of our buyers call us before they buy. It’s often the better order. We’ll tell you what to look for in a lot and what quietly makes a property expensive to build on — steep access, no winter road, deep septic requirements, a conservation authority overlay — before you’re committed to it.

Free and no obligation. You’re not signing anything, you’re not on a follow-up call list you didn’t agree to, and there’s no charge if you decide to build with someone else or not build at all. We’d rather have an honest conversation with a hundred people and build for ten of them.
