Bay Breeze, answered.
What's included in the Bay Breeze's price?
The $299,500 base price covers the home built to spec, delivered and installed on a prepared foundation. Foundation work, site preparation, servicing, permits and development charges are quoted separately against your lot. On this model, ask specifically whether the decks are included — they add 472 sq ft of structure, more than two-thirds the area of the house itself, and deck framing and footings are a real line item rather than a rounding error.
How is the Bay Breeze laid out?
The Bay Breeze puts everything you use during the day in one vaulted room. The 11′-6″ x 13′-3″ living room opens into an 11′-6″ x 8′-2″ nook and an 11′-3″ x 12′-6″ kitchen, all under a ceiling that rises to a central ridge. The 11′-4″ x 12′-5″ bedroom and the bathroom sit behind at a flat 8-ft ceiling. Double doors lead from the living room onto the front deck, and the bedroom has its own doors to the side deck.
How many bathrooms does the Bay Breeze have?
The Bay Breeze has one bathroom, 11′-3″ x 5′-0″, with a tub, toilet and sink. It’s long and narrow, sited between the bedroom and the kitchen, and it opens off the main living space rather than the bedroom — so it serves as both the ensuite and the guest bathroom. For two people that works; for a cottage regularly hosting guests, it’s the constraint to think about.
Is the whole ceiling vaulted?
No. The vault covers the living room, nook and kitchen, rising to a ridge that runs through the middle of that space — the drawing marks it in two places. The bedroom and bathroom are drawn at a flat 8-ft ceiling. That’s deliberate: the height goes where you spend the day, and the flat ceilings over the sleeping side are quieter and cheaper to heat.
How much deck comes with the Bay Breeze?
The standard plan draws two decks: 32′-0″ x 8′-0″ across the front and 8′-0″ x 27′-0″ down one side, meeting at the corner in an L. Together that’s roughly 472 sq ft against 646 sq ft of interior, so the usable area nearly doubles in summer. A full wraparound is available as an upgrade if you want deck on all four sides.
Will the Bay Breeze fit my lot?
Including both decks, the Bay Breeze occupies 32′-0″ x 34′-11″ — close to square, and considerably larger than the 646 sq ft interior suggests. That full outline is what your setbacks apply to in most municipalities, and decks usually count toward lot coverage, so measure from the deck edge rather than the house wall. On waterfront, check the shoreline setback first: it’s normally the tightest, and the side deck is the part most likely to conflict with it.
