The starting price covers the home built to spec, delivered and installed on a prepared foundation. Foundation, site preparation, servicing, permits and development charges sit outside it and are quoted separately against your lot. More than most units this size. A 19′-0″ x 10′-11″ living room runs the width of the plan with a nook at one end, the kitchen sits along its own wall, and behind them are a 10′-7″ x 9′-5″ bedroom with a walk-in closet and a full bathroom with a tub. There’s also a stacked washer and dryer, a separate foyer rather than a front door opening into the living room, and a covered porch across the front.

It’s the strongest candidate in our range for it. Most Ontario municipalities cap additional residential units somewhere in the 750–850 square foot range — Orillia’s is 75 m², about 807 square feet — and at 540 the Pine View sits comfortably below that with room for a porch. What still needs checking locally is your lot’s minimum size, setbacks, parking requirement and whether the porch counts toward the cap, because those vary between municipalities.

Both are full. The bathroom has a tub rather than a shower stall, which is unusual at this size and matters if the unit is for a parent, a tenant or guests. The kitchen runs along its own wall with counter on both sides of the sink, and the laundry is a proper stacked washer and dryer by the foyer rather than a closet unit tucked under a counter.

Three buyers, mostly. Someone adding a garden suite or in-law unit behind an existing house; someone building a small year-round cottage on a lot where the footprint matters; and someone downsizing who wants one good-sized living room rather than several small rooms. It sleeps two comfortably in the bedroom, with the living room taking a sofa bed if needed.

Yes — the Pine View is a starting point, not a fixed drawing. At 540 square feet the changes tend to be trades rather than additions: a larger bedroom at the living room’s expense, or a reworked kitchen run. Expanding the porch is the most common request and the easiest, since it doesn’t touch the building envelope. Changes that move plumbing or exterior walls cost more than changes that don’t.
