The starting price covers the home built to spec, delivered and installed on a prepared foundation. Foundation, site preparation, servicing, permits and development charges sit outside it and are quoted separately against your lot. On a home this size that gap matters more than it does on a small model — the North Star’s main floor spans 69′-6″ by 68′-8″ at its outer extents, so excavation, servicing runs and driveway work are all larger jobs than they would be for a compact cottage.
How are the bedrooms arranged across the two floors?
The primary suite is on the main floor and the other two bedrooms are upstairs, which is the defining decision in this plan. The main-floor suite runs 13′-8″ x 13′-0″ with two walk-in closets and a 13′-8″ x 8′-0″ ensuite, so the everyday rooms — kitchen, great room, dining, primary bedroom — are all on one level. Upstairs holds bedrooms at 13′-8″ x 21′-0″ and 13′-8″ x 15′-8″, both larger than the primary, along with a full bath and the bonus room.
Does the North Star really have three full bathrooms?

Can the layout be changed?

Changes that move plumbing or exterior walls cost more than changes that don’t, so it’s worth raising them before the drawings are finalised rather than after.
What's the difference between the standard foundation and the crawlspace option?
The crawlspace option is a drawn alternative, not just a pricing note, and it changes the back of the house. It adds a 6′-2″ x 6′-2″ mechanical room to house equipment that would otherwise sit below, and the mudroom shrinks from 13′-0″ x 9′-0″ to 9′-8″ x 7′-10″ to make room for it.
