Your permit office is in Sharbot Lake itself, at 14216 Road 38.
Our process runs Design → Build → Deliver → Install. We help with municipal permits, and foundation, site preparation and servicing are carried out by licensed-trade installation affiliates — contracted, not employees — quoted separately against your lot.

We deliver anywhere in Ontario. Sharbot Lake and every other Central Frontenac community is inside that coverage.
The Township of Central Frontenac issues both the building permit and the septic permit for a lot here.
The Township’s published schedule sets the building permit fee at $17 per $1,000 of project value — charged against construction value, not floor area.
A listed model price covers structure and delivery only. Turnkey finishing, foundation, permits and servicing are separate.
Cottage Builders Sharbot Lake: The Licence Your Builder Holds
My Own Cottage Inc. is an HCRA-licensed, Tarion-enrolled prefab home and cottage builder based in Orillia, Ontario. That is the credential, stated once and not dressed up.
Is My Own Cottage licensed to build in Ontario?
Yes. We are HCRA-licensed and Tarion-enrolled. We do not publish a licence number, and we do not ask you to take our word for it. The Ontario Builder Directory is searchable by company name and is maintained by the issuing body rather than by us. It is the public record of new home builders licensed in Ontario.
Your builder’s standing is not a marketing question here — it is on the Township’s form. The Central Frontenac building permit application asks whether the proposed construction is a new home under the New Home Construction Licensing Act, 2017, whether a licence is required, and for the licence number.
Who carries out foundation, site preparation and servicing?
Licensed-trade installation affiliates. They are licensed trades working under contract, not employees on our payroll, and we are straightforward about that distinction because it affects who you are contracting with.
Their scope covers foundation requirements, site preparation and utility servicing on your lot. That work is quoted separately against the lot and set in the agreement before the build starts, rather than estimated and revised later.
Where We Deliver Prefab Cottages Around Sharbot Lake
We deliver prefab homes and prefab cottages anywhere in Ontario. Sharbot Lake sits inside that coverage, and so does every other settlement in Central Frontenac — one part of the wider county area we cover across the Frontenac townships. There is no separate delivery zone you need to qualify for and no surcharge boundary to argue about.
Which Central Frontenac communities do you deliver to?
All of them.
Sharbot Lake is the largest settlement area. The Township also names the hamlets of Parham, Mountain Grove and Arden, and the crossroad communities of Tichborne, Piccadilly, Godfrey, Henderson, Elm Tree and Crow Lake. A lot in any of them is a lot we deliver to.
Can delivery reach your lot?
That depends on your site access, and it is the question worth settling first. The Township describes Central Frontenac as sitting at the southern tip of the Precambrian Shield, and that geology is what separates a lot here from a serviced suburban lot.
A My Own Cottage build on Shield rock. Access and siting on ground like this get settled before anything else.
Access falls to one of two authorities. If your lot takes access from Highway 7, the entrance is the Ministry of Transportation’s to approve. If you are creating a new access onto a municipal road, or altering an existing one, the Township requires an entrance permit through its Director of Public Works.
Tell us which applies when you book. We work the access question before anything else, because a delivery that cannot reach the lot is not a scheduling problem — it is a design problem.
Not sure a delivery can reach your lot? Send us the address and we will work it out before you commit to a design.
Who Issues the Permits for a Sharbot Lake Cottage Build
Four public bodies can touch a build here. We help with municipal permits. The approvals themselves are issued by public bodies, not by us, and knowing which is which before you apply matters.
Who issues the building permit?
The Township of Central Frontenac. Applications go to its Building Department at [email protected], or through the Township’s e-permit portal. The office is at 14216 Road 38 in Sharbot Lake, on (613) 279-2935.
The Township reviews the application against the Ontario Building Code and its Zoning By-law 2011-52, as consolidated in 2023. Your site plan has to show the proposed building, the septic system, other buildings on the property, distances to lot lines, and distance to the high water mark — the line the township measures shoreline setbacks from.
One document catches people out. Every applicant signs an acknowledgement that issuing a building permit is not confirmation that zoning setbacks have been met — including the separation from the high water mark — and that meeting them stays the owner’s responsibility. On a waterfront lot the Township recommends a pre-consultation with planning or building before you go further. We will tell you to do that too.
The Township of Central Frontenac issues the building permit and the sewage system approval. The zoning clearance and any entrance permit come first.
The Township’s additional forms include an Energy Efficiency Design Summary, an HVAC review and a plumbing contractor sign-off. Which of them apply depends on the project, and the Building Inspector can ask for more once the application is under review.
Before your application is complete, the planning department has to approve a zoning clearance for your site plan. Start that early — it is a separate approval from a separate department, and it is the step most likely to hold up an otherwise ready application.
Who approves the septic system?
The Township, again. Since September 1 2023, Central Frontenac has accepted and issued its own sewage system permits rather than routing them through a health unit. Applications go to the Township’s building staff on (613) 279-2935, extension 258.
That change matters for sequencing. One office now holds both your building permit and your septic permit, which is not true in every Ontario municipality.
Which conservation authority do you check with?
That one depends on the lot, not the lake. Central Frontenac spans more than one watershed, and the Township names three — Mississippi Valley Conservation Authority, Quinte Conservation and Rideau Valley Conservation Authority — and requires you to confirm with the right one that you do not need a work permit before you submit your building permit application.
Confirm it against your specific parcel rather than accepting a lake-level answer from anyone, including us. Conservation authority fees are charged by the authority and sit outside the Township’s schedule.
Who handles planning applications?
Planning services for Central Frontenac are delivered by the County of Frontenac, and the County is the approval authority for plans of subdivision and condominium. If your project needs a planning application rather than just a building permit — a minor variance, for instance — the Township requires a pre-application meeting with planning staff before you submit.
Four bodies, three separate offices, and a zoning clearance that has to land first. Bring us the lot and we will sequence it.
What Central Frontenac Charges and What Our Price Covers
Two different sets of numbers land on a Sharbot Lake build. The Township charges its fees. We quote our work. Neither sits inside the other, and conflating them is how a budget goes wrong.
Three parties bill on a Central Frontenac build. Knowing which is which is what stops a budget from moving.
| Who charges | What it covers | When it is quoted |
|---|---|---|
| My Own Cottage Inc. | Custom design, the structure, delivery to your lot | Inside the model price |
| Licensed-trade installation affiliates | Foundation, site preparation, servicing | Quoted separately against your lot |
| Township of Central Frontenac | Building permit, sewage system permit, occupancy permit | Charged by the Township |
Turnkey finishing is quoted separately. Conservation authority fees are charged by the authority.
What are the Township of Central Frontenac permit fees?
Central Frontenac charges $17 per $1,000 of project value for a new building. The Township’s published fee schedule sets these rates:
| Permit type | 2025 fee | 2026 fee | Charged per |
|---|---|---|---|
| New buildings and structures | $17 | $17 | $1,000 of project value |
| Additions, renovations and alterations | $17 | $17 | $1,000 of project value |
| Sewage system, Class 2, 3, 4 or 5 (other than Class A) | $994 | $998 | permit |
| Sewage system, Class A (flows over 4,500 litres) | $1,097 | $1,102 | permit |
| Septic tank replacement only | $784 | $787 | permit |
| Occupancy permit | $29 | $30 | unit |
The building permit fee is charged against project value, not floor area. It does not scale with square footage, so a larger footprint at the same construction value carries the same fee. Confirm the current figure with the Township when you apply.
What does the model price cover?
Structure and delivery only. Delivery to your Sharbot Lake lot is inside that figure — it is not a line added afterward.
Six things sit outside it: foundation, site preparation, servicing, permits, municipal charges and turnkey finishing. Those are quoted separately, and the site-dependent ones are priced against your lot once we have looked at it. You can see the cottage designs we build from for the range itself.
If you are working out how buyers fund a build like this, that is covered separately.
