My Own Cottage Inc. delivers anywhere in Ontario. For land outside the Town of Bracebridge, start with what we offer year-round buyers elsewhere in Ontario.

My Own Cottage Inc. is an HCRA-licensed, Tarion-enrolled prefab home and cottage builder based in Orillia, Ontario. You can confirm both by searching our company name in the HCRA’s Ontario Builder Directory.

Custom home design begins at the consultation, which is free, carries no obligation and starts with a review of your lot. Tell us where the land is, whether you own it yet, and when you want to move in.

Bring what you know about the property: its address, whether it has municipal water and sewer, and whether a house stands on it now.

Where in Bracebridge Do We Build Custom Homes?

Which Bracebridge wards are in our delivery area?

Delivery covers all five wards of the Town of Bracebridge, as the Town lists them: Bracebridge, Muskoka/Monck, Oakley/McLean, Macaulay and Draper. My Own Cottage Inc. handles delivery coordination to your lot.

What if your property is elsewhere in Muskoka?

The Town of Bracebridge is one of six lower-tier municipalities in the District Municipality of Muskoka. A property in any of the other five is still inside our Ontario delivery area.

Custom Homes Bracebridge: Which Lots Do We Build On?

Our prefab homes go on land you own or are buying, in town or rural. Servicing is the work that connects a home to water and sewer, or provides them on site. The servicing work depends on the lot, and so does the servicing quote.

Foundation, site preparation, servicing, permits, municipal charges and turnkey finishing sit outside the price of the home.

Lot in BracebridgeWhat servicing coversWho carries it outHow it is priced
Serviced lot in townUtility connections to municipal water and sewerLicensed-trade installation affiliates — contracted, not employeesQuoted separately against your lot and set in the agreement before the build
Rural or unserviced lotOn-site servicesLicensed-trade installation affiliates — contracted, not employeesQuoted separately against your lot and set in the agreement before the build

Servicing is quoted against your specific lot. Send us the lot details and we will scope the quote to it.

What changes on a serviced lot in town?

On a lot with municipal water and sewer, servicing is the work to connect your home to them. Licensed trades carry it out: our licensed-trade installation affiliates — contracted, not employees. Tell us when you book whether the property is already connected.

What changes on a rural or unserviced Bracebridge property?

On land without municipal water and sewer, servicing is on-site work instead, quoted against your lot in the same way. My Own Cottage helps with municipal permits. Before you book, check the development charges, building permits and zoning that apply to a Bracebridge lot.

Can a new home replace the house on your Bracebridge lot?

Yes. A property with a house on it can still be reviewed for a new home. Tell us about the existing house when you book, so the review covers it.
