DESCRIPTION
The Boreal puts its whole upper floor under the A-frame peak: a 19′-0″ x 10′-8″ loft and a 17′-0″ x 9′-9″ sleeping area, open to each other and open to the living room below. Downstairs is one continuous 23′-3″ x 13′-1″ room, with the kitchen island and dining set into it rather than walled off. A 9′-2″ x 9′-5″ guest area with a queen Murphy bed sits off the entry, so the plan hosts overnight guests without a second bedroom. The single bathroom is on the main floor, beside the stair.

Boreal, answered.
What's included in the Boreal's price?
The $549,500 base price covers the home built to spec, delivered and installed on a prepared foundation. Foundation work, site preparation, servicing, permits and development charges are quoted separately against your lot, because those costs depend entirely on the property. Most buyers budget for them as a second line alongside the home itself, and we’ll help you scope them before you commit to a lot.
How is the Boreal laid out?
The Boreal puts all of its living space on the main floor and all of its sleeping space upstairs. The main floor is one continuous room: a 23′-3″ x 13′-1″ living area that runs into the kitchen and an 11′-2″ x 9′-0″ dining space, with a four-stool island between them. Off the foyer sit the bathroom, laundry and a guest area with a queen Murphy bed. Upstairs is a 19′-0″ x 10′-8″ loft alongside a 17′-0″ x 9′-9″ sleeping area.
How many bathrooms does the Boreal have?
The Boreal has one bathroom, and it’s on the main floor. It measures 5′-8″ x 9′-5″ and includes a tub, so it’s a full bathroom. There is no second bathroom and none upstairs, which means anyone sleeping on the upper floor comes down the stairs at night. For two people or a couple with occasional guests this works well; for a household that wants a second bathroom, it’s a conversation to have at the design stage.
Will the Boreal fit my lot?
The Boreal has a deep, narrow footprint, running 40′-6″ front to back. That depth is usually the binding constraint on a narrower lot or one with a short building envelope, more so than the width. Before you commit, check your zoning’s front, rear and side setbacks, and on waterfront property the shoreline setback, which is typically the tightest of them. We’ll walk the numbers with you against a specific property.
Can I change the layout?
Yes, the Boreal’s layout can be adjusted, and the main floor’s open plan makes it more flexible than most. Because the living, kitchen and dining areas share one volume with no load-bearing partitions between them, changes there are usually straightforward. Moving the stair or the bathroom is a bigger change, since both tie into the structure and the servicing. Bring us what you want and we’ll tell you honestly what it affects.
Is the upstairs a separate bedroom?
No, the Boreal’s upper floor is one open level, not an enclosed bedroom. The loft, the stair and the sleeping area all share a single space with no dividing walls and no door, and the loft looks down into the living room below. This is what gives the A-frame its openness and its height, and it’s the single thing to be clearest about before buying: the upper floor offers separation by distance, not by a door. Buyers who want an enclosed bedroom should raise it early, because it’s a design change rather than a finish selection.
