What is in the model price and what is not?
The model price covers the structure and home delivery to your lot. Turnkey finishing, foundation, on-site installation, permits, development charges and servicing sit outside it and are quoted against your address.
Two items are in the model price. The rest are quoted against your address, because they depend on your lot rather than on the home.
This is why quotes from different builders are hard to compare directly. Ask each one which of those items their number contains before you put two figures side by side.
That split is what makes the number knowable: the part we control is quoted up front, and the part your lot controls is priced against your parcel.

How much is the development charge on a single detached home in Orillia?
The City of Orillia charges $31,771.58 for a single or semi-detached dwelling under Development Charges By-law 2023-009, as amended by By-law 2024-113, on the schedule effective July 1, 2026. It is payable on the date the building permit is issued.
The rate is indexed and the by-law runs to February 13, 2033, so the figure that applies is the one in force on your permit date, not your quote date. Education development charges are collected separately on behalf of the area school boards.

What does the approval sequence look like in Orillia?
