DESCRIPTION

The Solaris splits its bedrooms to opposite ends of a single floor: the master at 12’6″ x 13’2″ with its own ensuite and walk-in closet on one side, two bedrooms on the other, and the great room between them. That central room measures 23’0″ x 16’10” — more than a quarter of the home’s 1,418 square feet, holding dining and living in one span. The kitchen runs 9’0″ x 14’6″ off the foyer, and the main bath sits between the entry and the two bedrooms, so the ensuite stays private to the master side.

FAQ

Solaris, answered.

What's included in the Solaris price?

The starting price covers the home built to spec, delivered and installed on a prepared foundation. Foundation, site preparation, servicing, permits and development charges sit outside it and are quoted separately against your lot, because what those cost depends entirely on the property. A flat lot with municipal water and sewer and a rural lot needing a well and septic produce very different totals for the same house.

The Solaris splits its bedrooms to opposite ends of the plan rather than grouping them down one hall. The master sits at one end at 12’6″ x 13’2″, with its own ensuite and a walk-in closet opening off it. The other two bedrooms — 11’4″ x 10’8″ and 12’6″ x 10’8″ — sit at the far end, with the great room and kitchen between. That separation is the main reason the layout works for households where people keep different hours.

Yes, and both are full bathrooms rather than one full and one powder room. The ensuite serves the master privately and has a tub and a separate corner shower. The second full bathroom sits off the foyer and serves both other bedrooms and any guests — there’s no additional half bath, so visitors use the same bathroom the secondary bedrooms use.

Because the Solaris is a single storey, its full 1,418 square feet sits on the ground rather than stacking, so it needs more lot area than a two-storey home of the same size. The two outdoor areas at the front add to the footprint as well. What actually governs is your municipality’s lot coverage limit and setbacks, which vary by zone — that’s worth checking before you settle on a model, and we can help you read your property’s requirements.

Yes — the Solaris is a starting point, not a fixed drawing. Buyers commonly ask about combining one of the secondary bedrooms into the great room for a larger open space, adjusting the kitchen’s counter run, or reworking the outdoor areas at the front. Changes that move plumbing or exterior walls carry more cost than changes that don’t, so it’s worth raising them early rather than after the drawings are finalised.

The Solaris is drawn over a crawl space, with an exterior stair for access at one corner rather than a hatch inside the finished floor. That keeps the access out of your living space and keeps the foundation simpler than a full basement. If you want a basement instead, that’s a foundation decision made against your lot and quoted separately, and it will change your site costs significantly.
