Is the Muskoka designed for a sloped lot?

Yes — the plan is drawn as a walkout, and that’s the single most useful thing to know about it. The garage sits on a slab at main floor level while the lower floor opens out at its own grade to a terrace with a hot tub, which means the ground falls roughly a storey across the building. On a sloped, banked or lakefront lot that’s an advantage rather than a complication. On a flat lot the model still builds, but the lower level becomes a conventional basement and the excavation and retaining work push the site budget up.

Half the house. The lower level carries a 28’2″ x 15’0″ recreation room — exactly the same footprint as the living space directly above it — plus a 20’4″ x 11’1″ games room, a full bathroom, bedrooms 2 and 3 at 14’6″ x 12’0″ and 14’11” x 12’0″, a 14’11” x 16’11” mechanical and storage room, and the walkout to the hot tub terrace. It isn’t a finished basement; it’s a second living floor.

The master is on the main floor and the other two are downstairs. The master runs 15’0″ x 11’1″ with a walk-in closet and the main bathroom beside it, next to the living space and kitchen. Bedrooms 2 and 3 sit on the lower level at 14’6″ x 12’0″ and 14’11” x 12’0″ — both larger than the master — sharing a full bath and opening onto the recreation room.

Two full bathrooms and a powder room. The main floor has a full bath with a double vanity, tub and separate shower, plus a WC off the foyer for guests. The lower level has its own full bath serving both bedrooms down there. So each sleeping level has a full bathroom and visitors never use one.

The starting price covers the home built to spec, delivered and installed on a prepared foundation. Foundation, site preparation, servicing, permits and development charges are quoted separately against your lot. On this model the foundation line matters more than usual — a walkout means retaining, drainage and grading work that a flat slab doesn’t, and what that costs depends entirely on how your lot falls.

Yes — the Muskoka is a starting point, not a fixed drawing. The lower level is the more flexible floor, since the recreation and games rooms sit in one open zone with few fixed walls; converting a lower bedroom to an office or media room is a common request. Changes that move plumbing or exterior walls cost more than changes that don’t, so raise them before the drawings are finalised.
