Is a prefab cabin under $50,000 the same product as ours?
No. Prefab cabins for sale under $50,000 are typically bunkie kits, shell kits or small cabins delivered fully built. Each is a smaller, simpler structure than a preconfigured model with a bedroom, a bathroom and a foundation. If one of those meets your needs, buy it instead. What is excluded from a prefab cabin’s starting price?
Six costs sit outside the model price on every lot:

Licensed-trade installation affiliates are contracted professionals, not My Own Cottage employees. Their scope is set in the agreement before the build. This page gives no province-wide all-in figure, because every line above changes with the lot. Why don’t we price prefab cabins per square foot?
Our prices track specification, not floor area. The Kingswood and the Bay Breeze are both 646 sq ft, and their starting prices differ by $40,000. The Water’s Edge and the Atlantis differ by 2 sq ft and $75,000. A per-square-foot figure would misprice both pairs.

How are prefab cabins used in Ontario?
Buyers use a prefab cabin as a guest cabin, a getaway, a hunting cabin or a work space on land they already own. A cabin behind a house you live in is a different route: see Ontario’s rules for an additional dwelling unit on an existing residential lot. Can you add a guest or sleeping cabin to your cottage lot?
You can if your municipality’s zoning by-law permits one on your lot. Ontario’s Planning Act lets a zoning by-law regulate the “height, bulk, location, size, floor area, spacing, character and use” of buildings. Can a prefab cabin be a hunting cabin or getaway on rural land?
Yes, where the zoning on the land allows it. On a vacant lot, the cabin is the main building rather than an accessory one, so the zoning question becomes whether the zone permits it at all. Servicing, road access and septic follow.

What decides whether a cabin can reach your lot?
Four things decide it:
- The road in: its width, its turns and what it can carry.
- Overhead wires and trees along the route and on the lot.
- Room on the lot to place the cabin and work around it.
- Ground firm enough for delivery and setup equipment.
A kit or panelized package moves in smaller pieces than a cabin that ships assembled, which can open lots a larger delivery cannot reach.

Can a prefab cabin go on a water-access lot?
Raise it at your first consultation. Whether a model can reach a lot served only by water is a lot-by-lot question, and we answer it before we quote, not after.

Do you need a building permit for a prefab cabin in Ontario?
Under the Building Code Act, you need a permit to construct a building, and a cabin over 10 square metres is a building. A cabin of any size with plumbing is a building too. Ontario’s 2022 shed exemption covers storage sheds, not sleeping cabins.

Section 8(1) of the Building Code Act states that “no person shall construct or demolish a building … unless a permit has been issued therefor by the chief building official.” Checked on e-Laws, October 4, 2026. Does the current Ontario Building Code still exempt small sheds?
Confirm it with your building department. In 2022, O. Reg. 451/22 exempted a shed of up to 15 m² from the permit and the Code, if it is “used only for storage purposes ancillary to a principal building on the lot.” That rule amended the previous Building Code. Since January 1, 2025, O. Reg. 163/24 adopts the National Building Code of Canada 2020 with Ontario amendments, and the full Code is no longer published on e-Laws.
Do our prefab cabin models need a building permit?
Plan on one. Every model in our grid has at least one bathroom, so each is a building with plumbing under the Act. My Own Cottage helps with municipal permits. How do you check that a prefab cabin supplier is licensed?
Search the supplier in the Ontario Builder Directory. The Directory, run by the Home Construction Regulatory Authority (HCRA), is the official source of information about licensed builders and vendors in Ontario.

How do you check a builder’s HCRA licence and Tarion enrolment?
Search the company’s name in the Ontario Builder Directory. On February 1, 2021, the HCRA was designated as the regulator of new home builders and vendors, and it now manages the Directory, which also shows the homes a builder has enrolled with Tarion. Search “My Own Cottage” to see our HCRA licence, then run the same search on every supplier on your shortlist.
Is a cabin kit supplier the same as a licensed builder?
Not always. A supplier that ships parts for you or your contractor to assemble is selling components. A licensed builder builds the home. Ask each supplier which one it is, because the answer tells you who is responsible for the finished cabin.

What should you ask any prefab cabin supplier?
Ask every supplier the same six questions, and get the answers in writing:
- Is the company listed in the Ontario Builder Directory?
- What arrives on the lot, and who assembles it?
- What does the quoted price include, and what is priced separately?
- Who handles the foundation, site preparation and servicing?
- Who handles municipal permit coordination: the building permit, the septic permit and any zoning questions?
- Which models carry CSA A277 certification? CSA A277 is the “Procedure for Certification of Prefabricated Buildings, Modules, and Panels.” It certifies the prefabricated building, module or panel, not its transport or the work on your site.

What does a 500 sq ft prefab cabin cost in Ontario?
That depends on the tier, because a 500 sq ft kit and a 500 sq ft builder-built cabin home are different products. Our Fox Den (505 sq ft), Pine View (540 sq ft) and Willow (564 sq ft) each have one bedroom and one bathroom, and each starts at $229,500 for the structure and delivery. Foundation, site preparation, servicing, permits, municipal charges and turnkey finishing are quoted separately against your lot.
What is the lowest-priced two-bedroom prefab cabin?
The Hideaway is our lowest-priced two-bedroom model: 788 sq ft with one bathroom, starting at $279,500 for the structure and delivery. The Atlantis, at 990 sq ft, is the only model in our grid with two bathrooms, starting at $399,500. Foundation, site preparation, servicing, permits, municipal charges and turnkey finishing are separate.
Is a prefab cabin the same as a modular cabin?
Yes, in how buyers use the words. Prefab, prefabricated and modular describe a cabin, a cottage or a modular home whose main parts are made before they reach the lot. The words don’t tell you what you are buying. Ask what arrives on the lot, who assembles it and what is left to finish.
Is a prefab cabin kit cheaper than a builder-built cabin?
A cabin kit usually costs less up front because you, or a contractor you hire, do the assembly and finishing. The trade is time, coordination and responsibility for the finished cabin. Compare kit and builder quotes on the same lot, with the foundation, servicing and permits added to both.
Do you need a permit for a bunkie in Ontario?
Yes, for a bunkie over 10 square metres (about 108 sq ft), or of any size with plumbing, unless the Ontario Building Code exempts it. Ontario’s 2022 shed exemption, in O. Reg. 451/22, covers only a shed “used only for storage purposes ancillary to a principal building on the lot,” so a bunkie you sleep in does not qualify.
