What does the Orchard's $289,500 starting price include?
It covers the cottage itself — built to specification, delivered to your site, and installed on a prepared foundation. It does not include the foundation, site preparation, servicing, permits or municipal development charges. Those are quoted separately against your particular lot, because a level serviced parcel and a sloped waterfront lot with no hydro at the road produce very different numbers. We give you both figures before you commit to anything.
What is the Orchard's square footage, and does that include the deck?
The Orchard is listed at 992 sq ft, which includes the 126 sq ft sundeck. The enclosed floor area is approximately 866 sq ft across two bedrooms, one bathroom, a utility room, a foyer, and an open kitchen, dining and living space.
Is the Orchard suitable for year-round use?
Yes. It’s a single-level plan with a wood stove serving the main living space, and it can be specified for full-time occupancy. What determines whether year-round living actually works on your property is usually the lot rather than the cottage — winter road access, servicing, and how your municipality classifies the dwelling. That’s part of what we work through at the site visit.
How many people does the Orchard sleep?
It has two bedrooms — one at 12′-2″ x 8′-11″ and one at 12′-2″ x 7′-11″ — with one bathroom shared between them. The second bedroom takes bunks comfortably if you’re accommodating children or guests.
Can I change the Orchard's floor plan?
Yes. Every model is a starting point rather than a finished decision — walls can move, rooms can change use, and finishes are yours to select. Changes are drawn and priced at design stage, before anything is built, so there are no change orders arriving mid-project. If the Orchard is close but not right for your lot, we can also design from your dimensions instead.
Does the Orchard need a permanent foundation?
That depends on your municipality and how you intend to use the cottage, and it’s one of the first things to establish. A permanent foundation is generally required for full-time occupancy, and it’s also a condition of some financing. Foundation costs are quoted separately from the model price.
