DESCRIPTION
The Victoria carries rooms most homes this size don’t have at all: a main-floor sauna, a 12′-0″ x 13′-10″ library and an office of the same size, a 21′-0″ x 15′-8″ games room upstairs and a 12′-0″ x 23′-4″ bonus room beside it. The four bedrooms sit around them — a guest bedroom at 13′-4″ x 12′-10″ with its own bath on the main floor, and three upstairs including the 17′-8″ x 15′-4″ master with an 11′-0″ x 12′-0″ ensuite, an 11′-0″ x 7′-0″ walk-in closet and a private deck. The 18′-0″ x 17′-0″ dining room and 18′-0″ x 15′-4″ great room open through french doors to the patio.

Victoria, answered.
How many bathrooms does the Victoria actually have?
Four finished bathrooms and a fifth roughed in. The main floor has a bathroom serving the guest bedroom and a washroom beside the sauna. Upstairs there’s an 11′-0″ x 12′-0″ ensuite off the master with twin vanities, and a 7′-8″ x 9′-8″ bathroom serving the two secondary bedrooms. The fifth is drawn off the games room as a rough-in — plumbing stubbed and framing shown, finished at your option rather than as part of the base build.
What rooms does the Victoria have that a typical home doesn't?
A sauna on the main floor, a 12′-0″ x 13′-10″ library, an office of the same size, a 21′-0″ x 15′-8″ games room and a 12′-0″ x 23′-4″ bonus room. That’s five rooms beyond the bedrooms, kitchen and living space — and it’s where the difference between this and a conventional four-bedroom of similar size actually shows up.
How are the four bedrooms split?
One on the main floor, three upstairs. The main-floor guest bedroom runs 13′-4″ x 12′-10″ with its own bathroom nearby, so a visitor, a parent or a live-in never uses the stairs. Upstairs holds the 17′-8″ x 15′-4″ master with ensuite, an 11′-0″ x 7′-0″ walk-in closet and a private deck, plus bedrooms at 10′-8″ x 13′-0″ and 12′-0″ x 10′-4″ sharing the second full bathroom. Laundry is on that floor too.
What's included in the Victoria price?
The starting price covers the home built to spec, delivered and installed on a prepared foundation. Foundation, site preparation, servicing, permits and development charges sit outside it and are quoted separately against your lot. The main floor alone spans 39′-6″ by 32′-0″ including the garage, so excavation, driveway and servicing are larger jobs here than on a compact model.
Does the Victoria come with a garage?
Yes — a 21′-0″ x 23′-0″ attached garage, entered through a 7′-8″ x 11′-8″ mud room rather than opening into the living space. The sauna sits just off that same entry sequence, which is a deliberate arrangement: you come in from the garage, drop everything in the mud room, and the sauna is right there.
Can the layout be changed?
Yes — the Victoria is a starting point, not a fixed drawing. The upper floor is the more flexible of the two, since the games room and bonus room sit in one zone with few fixed walls between them. Finishing the roughed-in bathroom is the most common request, and because the plumbing is already stubbed it’s a straightforward one. Changes that move plumbing or exterior walls cost more than changes that don’t.
