My Own Cottage supplies the structure and delivers it to your Ottawa lot. Every listed model is published as "Preconfigured model starting at," and that price covers the structure and delivery only.
Licensed-trade installation affiliates carry out the foundation, site preparation and servicing on your lot. The affiliates are contracted trades, not My Own Cottage employees. Their work is quoted separately against your lot and set in the agreement before the build.
On a rural Ottawa lot without municipal water and sewer, utility servicing includes a private well and a septic system.
The City of Ottawa makes the property owner responsible for ensuring a building permit is obtained. The City treats the owner and the builder as equally liable under the Building Code Act. My Own Cottage helps with municipal permits.

A new home on a rural Ottawa lot needs a building permit, and the City reviews the plans against the zoning by-law. A septic permit comes before that application. Site plan approval can also come first where the lot sits near a wetland, inland lake, river valley, certain shorelines or a railway line.

Septic systems are approved under Part 8 of the Ontario Building Code. The Rideau Valley Conservation Authority coordinates the review and approval of any septic system installed, altered or repaired anywhere in the City of Ottawa.
When an Ottawa grading plan includes a septic system, the City requires the septic permit to be obtained before the building permit application is submitted.
When Ottawa requires a grading plan, a professional engineer, engineering technologist or land surveyor licensed in Ontario must prepare it.
That depends on where the lot sits. Ontario exempts residential development of 10 units or fewer from site plan control. Under Ontario Regulation 254/23, the exemption does not apply on land within 120 metres of a wetland, an inland lake, a river or stream valley or certain shorelines. Nor does it apply within 300 metres of a railway line, other than an abandoned line or urban transit.

Ottawa amended its Site Plan Control By-law 2014-256 through By-law 2024-499 to match. The amended by-law applies site plan control to a new home in those areas unless the City gives written permission otherwise. The City notes that site plan control may have to be applied for before the building permit.
Ottawa Zoning By-law 2026-50 was enacted on March 11, 2026. On July 2, 2026, the Ontario Land Tribunal brought the parts not under the 25 appeals into force, retroactive to March 11.
Where a zoning provision is still under appeal, the City applies the more restrictive of By-law 2026-50 and the older By-law 2008-250 until the appeal is resolved.
