You already own the lot. What you are choosing now is who takes responsibility for the building, the delivery and the installation, and where that responsibility stops.

Below: what we do on an Owen Sound lot, in what order, what to check about any builder before you sign, and the one step that starts a scoped quote. Owen Sound prices, building permits and site costs live on what the model price covers and what your lot adds.

For how we work elsewhere in the province, start with our cottage building service across Ontario.

What does a cottage builder do on your Owen Sound lot?

A cottage builder in Owen Sound is responsible for the building itself: its design, its factory construction, its delivery to your lot and its installation. Everything the lot needs before the cottage arrives is separate work.

Among the cottage builders Owen Sound lot owners compare, that line sits in different places. Knowing where it sits is most of what you are buying.

The order: Design → Build → Deliver → Install

One company carries all four stages, so there is one contract and one person to call.

• Design starts at the consultation, where you choose one of 33 preconfigured models and adjust it to your lot. We do not draw custom cottages or custom homes from a blank page; every project starts from a model.

• Build happens in the factory, not on your property.

• Deliver brings the finished cottage to Owen Sound.

• Install sets it on your foundation and completes the installation on site.

From design to installation, one builder carries your cottage through every stage.

Prefab cottages, modular cottages, factory-built homes: on this page those words mean one thing, the building we deliver.

What is not in the model price

Foundation, site preparation, servicing, permits and municipal charges are never in the model price. They depend on your parcel, and no builder can quote them from a floor plan.

Two cottages of the same model on two Owen Sound lots will not cost the same to complete. The split between the model price and your site costs, the Owen Sound starting figure and the building permits the City requires are on the Owen Sound price and site-cost page.

Want the two numbers separated for your lot?

How does delivery work on a Georgian Bay lot near Owen Sound?

Delivery to Owen Sound means moving a finished building from the factory to your lot and setting it in place. Whether that is routine or complicated depends on the lot, not the model.

Owen Sound sits at the foot of the Niagara Escarpment on Georgian Bay, so the lots that make the best cottage sites are often the ones that need the most delivery planning to reach.

Waterfront property and sloped lots

A waterfront property near Owen Sound usually slopes toward the water, and an escarpment lot can have exposed rock, grade changes and a driveway built for a car, not a transport truck. Neither rules out a prefab cottage. Both change three things:

• Where the foundation goes

• How the truck approaches

• Where the crane can stand

On a sloped waterfront lot, the truck approach, crane position and foundation location are confirmed for the property before anything is priced.

Those three questions get answered for your parcel before anything is priced, not on delivery day. My Own Cottage conducts the access assessment itself; it is not handed to a delivery contractor or to your site contractor.

Where the crane stands

Crane position is the delivery question that decides the most. The crane needs solid ground within reach of the foundation, with nothing overhead between it and the set-down point.

On a steep or treed waterfront lot, the position is sometimes obvious and sometimes the whole plan. Bring your survey and photos of the driveway and shoreline to the consultation; they settle site coordination faster than a description does.

How far we deliver in Grey-Bruce

Delivery is confirmed across Grey-Bruce. That covers Owen Sound and the surrounding Grey County shoreline, and reaches Meaford, Wiarton, Sauble Beach and the Bruce Peninsula.

If your lot is on the Collingwood side of the bay, see our pages for building a cottage in Collingwood, the Wasaga Beach area, or the Parry Sound shoreline.

Bring your survey and photos of the driveway and shoreline. We answer the access question before anything is priced.

What should you verify in Owen Sound cottage builders before signing?

Three things are checkable before you sign anything with any builder, and none of them takes long. Do all three, including for us.

The HCRA licence, in one directory

Every new-home builder and vendor in Ontario must hold an HCRA licence. Look the company up by name in the Ontario Builder Directory.

That is the single public lookup; the HCRA took over builder licensing and the directory from Tarion on February 1, 2021. A builder who cannot be found there is not licensed to build or sell you a new home.

Tarion enrolment and your 45 days

Tarion enrolment is the warranty side. Confirm the builder is Tarion-enrolled, and confirm the cottage itself will be enrolled.

From April 1, 2026, a freehold purchaser should register the purchase with Tarion within 45 days of signing for maximum deposit coverage. Whether a given structure is eligible depends on how it is built and permitted, and that is a question for Tarion, not this page.

Which stage the quote reaches

Two quotes that look comparable often stop at different stages.

• One reaches the delivered building.

• Another reaches the installed building.

• A third reaches turnkey.

Ask every builder which stage their number reaches and what starts after it. Our own split is set out on the Owen Sound price and site-cost page, and general advice on comparing prefab builders across the province is on our guide to choosing a builder.

What happens at the consultation?

The consultation is where the decision gets made, because it is where the model, the lot and the scope of work meet for the first time. It is free, and it commits you to nothing.

What to bring

• The lot survey

• Photos of the driveway, the shoreline and the slope

• A plain answer to one question: seasonal or year-round?

That answer shapes the model and the foundation requirements. If year-round is the plan, the building questions that raises are on our Owen Sound page for year-round builds. Financing, including CMHC Prefab Plus and the HST rebates, is on the financing and insurance page; bring your questions, but the answers live there.

What comes out of it

You leave with a model matched to your lot and a clear list of what sits on your side of the line. From there the next step is a quote scoped to that model and that parcel.

If the lot raises an access or crane question we cannot answer from photos, we say so, rather than folding an allowance into a number.

Cottage builders Owen Sound: questions buyers ask

Do you build cottages in Owen Sound, or only deliver them?

Both, in the sense that matters. My Own Cottage builds the cottage in the factory, delivers it to your Owen Sound lot and installs it there. The foundation, site preparation and servicing are separate work on your lot, priced apart from the model.

Can you deliver a prefab cottage to a waterfront property near Owen Sound?

Delivery is confirmed across Grey-Bruce, and waterfront lots are the common case, not the exception. What changes on a waterfront or sloped lot is the truck approach, the foundation placement and where the crane can stand. Those are confirmed for your parcel before anything is priced.

Who builds the foundation for a prefab cottage in Owen Sound?

The foundation is separate from the model price and is built on your lot before the cottage arrives. The foundation type depends on the lot and on seasonal versus year-round use, which is settled at the consultation. On most Owen Sound lots we coordinate the foundation contractor and hold the schedule.

How do I check whether cottage builders in Owen Sound are licensed?

Search the company name in the Ontario Builder Directory at obd.hcraontario.ca. It is the one public lookup for HCRA-licensed builders and vendors in Ontario, and it is where to check us as well.

Do you build cottages in Wiarton, Sauble Beach or the Bruce Peninsula?

Yes. Delivery is confirmed across Grey-Bruce, which reaches Meaford, Wiarton, Sauble Beach and the Bruce Peninsula. The same Design → Build → Deliver → Install sequence applies on those lots as in Owen Sound.

What happens after the consultation?

You get a quote scoped to the model you chose and the lot you own. It separates the cottage from the site work so you can see which stage each number reaches. Nothing is signed at the consultation.

Choose your builder, then book the consultation

You know what a cottage builder is responsible for on an Owen Sound lot, where that responsibility stops, and the three things to verify before you sign with anyone. The next step is the consultation, with your survey and your photos in hand.
