You choose the finishes: custom cabinetry, premium flooring, smart-home systems and in-floor heating are all available.

What makes a prefab home luxury?
Size helps, but specification is what makes a home luxury: the layout, the materials, the finishes and the systems inside the walls. Our own prices show this. Excelsior is 2,261 sq ft and starts at $949,500. Harbourside II is larger, at 3,008 sq ft, and starts at $579,500. The difference is what goes into each home, not the floor area.
Luxury modular homes vs. panelized prefab homes
“Prefab” (short for prefabricated) covers any home built partly or fully off-site. The main types are:
Modular homes
The house is built as finished, three-dimensional sections (modules) indoors, then craned onto the foundation and joined. Most luxury modular homes are built this way because the modules arrive with interiors largely finished.
Panelized homes
Wall, floor and roof panels are built in a facility and assembled on site.
CSA A277, the Canadian standard for certifying factory-built construction, covers both prefabricated buildings and the modules and panels that make them up.

Prefab luxury homes are built for year-round living
Every one of our models is built for year-round occupancy: insulated, heated and designed as a permanent home, not a seasonal cottage. That matters for financing (see the cost section below) and for resale.

Premium finishes and upgrades
Every luxury prefab home we build can be specified with:
- Custom cabinetry in the kitchen, bathrooms and built-ins.
- Premium flooring throughout the home.
- Smart-home systems for lighting, climate and security.
- In-floor heating.
Because the interior is finished at our facility, these upgrades are installed and checked indoors before the home ships. Tell us what you want at the design stage and we’ll price it into your quote.

What a luxury prefab home really costs
The starting price covers the home built to its standard specification. Your total also includes:
- Foundation and site preparation.
- Servicing: well, septic and hydro, or connections to municipal services.
- Permits and development charges, set by your municipality.
- Delivery and setting the home, confirmed after our first site visit.
- Upgrades and finishes you add.
These vary a lot from lot to lot, so we price them after we see your site. For typical ranges across the province, see our Ontario price guide.
Financing a luxury prefab home
CMHC’s Prefab Plus mortgage insurance supports financing for prefabricated homes, including modular homes. Its main conditions:
Down payment
5% of the first $500,000 of lending value and 10% of the rest.
Price limit
The purchase price, lending value or as-improved property value must be below $1,500,000.
Occupancy
The home must be suitable for full-time, year-round occupancy, with year-round vehicle access.
At an all-in value of $1,500,000 or more, Prefab Plus isn’t available, so you’d need conventional financing.
Talk to your lender early. This isn’t financial advice.

Our Toronto page covers city lots, garden suites and permits.

Warranty, licensing and certification
These protections apply to homes we build in Ontario.
HCRA licence
Anyone who builds or sells new homes in Ontario must be licensed by the Home Construction Regulatory Authority (HCRA), with limited exceptions such as people building a home for their own use. Check any builder on HCRA’s Ontario Builder Directory before you sign. It shows licensing status, years of activity, number of homes built and any regulatory actions.
Tarion warranty
When we build on land you own, Tarion treats it as a “contract home”:
Warranty
- 1 yearfor workmanship and Building Code issues
- 2 yearsfor water penetration and the electrical, plumbing and heating systems
- 7 yearsfor major structural defects
- Money paid before the home is finished
- up to $40,000 of financial-loss coverage if the builder doesn’t substantially perform the contract.
- Enrolment
- the builder must enrol the home with Tarion before you sign the construction contract.
CSA A277
Some of our models are CSA A277-certified. CSA A277 is the Canadian procedure for certifying prefabricated buildings, modules and panels. It covers the work done at the facility, not transport or set-up on site. Your municipality inspects the site work. Ask us which models carry it.

Frequently asked questions
What is a luxury prefab home?
A large, high-spec home built in sections at a facility and then set on a permanent foundation. Specification makes it luxury: layout, materials, finishes and systems. Our luxury designs run from 1,550 to 3,373 sq ft.
How much does a luxury prefab home cost?
Our Large and Estate designs start at $519,500 and go up to $949,500 for the home itself. The foundation, site work, servicing, permits and development charges are extra and depend on your lot, so we quote them after a site visit.
Are luxury modular homes customizable?
Yes. You can add custom cabinetry, premium flooring, smart-home systems and in-floor heating, and we offer custom design services if no catalogue design fits.
Can I get a mortgage for a luxury prefab home?
Yes. Factory-built homes on a permanent foundation are eligible for CMHC mortgage insurance under its standard criteria. CMHC’s Prefab Plus insurance allows 5% down on the first $500,000 of lending value and 10% on the rest, for owner-occupied homes valued below $1,500,000 that are suitable for full-time, year-round occupancy. At $1,500,000 or more, you’d need conventional financing.
Is a luxury prefab home covered by Tarion?
Yes, in Ontario. A home we build on your land is a Tarion “contract home”. It gets 1-, 2- and 7-year warranty coverage, plus up to $40,000 of financial-loss coverage if the builder doesn’t substantially perform the contract.
Do you build luxury prefab homes outside Ontario?
We build anywhere in Ontario. In several other provinces we currently supply kits, not full builds. Ask us what’s available where you are.
